Fashionista, a vintage clothing store, has moved to new space in New Haven.    The store has relocated into new space at 93 Whitney Ave.    Noah Meyer of Levey Miller Maretz represented the landlord and Ed Schwartz, also of Levey Miller Maretz, represented Fashionista.  The new store plans to open In February.

Ed Schwartz, Realtor, from Levey Miller Maretz LLC, 1768 Litchfield Turnpike, Woodbridge, CT represented Track180 LLC in the leasing of 2,100 square feet of retail space at 900 Chapel Street, New Haven, CT.  The space, the former Obama/Biden Headquarters, is a prime retail venue situated between Church Street and Temple Street.  The company, Track 180 LLC, plans an Internet Broadcast Studio.  The WEB TV production studio can be seen through the sidewalk windows attracting visitors from the entire area. Viewers will witness news reporting and interviews dealing with issues from around the world.  It will become a destination for students, business people and tourists to see this interactive global news network.  The lease is for three years.  The landlord was represented by Kimberly Wagner, MJB Real Estate Services, Milford, CT.

After a lengthy vacancy, the former D’Andrea’s Pharmacy at the corner of Whalley Avenue and Blake Street in the heart of Westville has been leased. Ed Schwartz, Realtor with Levey Miller Maretz, LLC, Commercial Realtors of Woodbridge, CT represented the owners, Pop II, LLC, and the lessees, Gilchrist Moda, LLC. The five year term will present the opportunity for Westville and the Greater New Haven area to experience a clothing designer/manufacturer for men and women (with children’s coming) with a European look, New York fashion and American made product. The designer, Rod Gilchrist, a New Haven native, is bringing his Los Angeles design shop to the East Coast. Along with other designs represented in the shop, Rod will present current fashions for all.

New space has become available on the market in North Haven.  6 Corporate Dr offers 4000-5700 Square feet of industrial space.  The space includes an overhead door and 18-22 FT ceiling heights.  The asking rent for the space is $5 PSF NNN.  Noah Meyer of Levey Miller Maretz is the listing broker for the property.

There is one market that still seems to be red hot in New Haven these days.  It is the small multifamily houses that are spread out among the Newhallville, Fair Haven, and Hill Neighborhoods.   They are mostly lender owned and as-is types of sales.  Here is an example of a recent property on the market

32 Sheffield Ave, New Haven  - 3 Family  - Listed 7/21/09   for $69,900  

I looked at this property and it was typical of a bank owned property- vacant, needs rehab and a mess.  2 days after this property listed I was told there were 38 offers on this property.  What other type of property gets 38 offers in 2 days in this market???    Why does a property like this get so many offers?  Here is what I think:

1.   It is cheap

2.   It is close to the development that is going on in Science Park and investors are speculating that this neighborhood will change in the future

3.   Investors still have money and know that someday the market will be back and these houses could once again sell for $300,000 like they did in 2005.
